Condominium Regulations

Overview

The official Condominium Regulations define the rights and responsibilities of all property owners and govern the management, maintenance and use of Residence Girasole.

The purpose of these regulations is to ensure a safe, respectful and well-maintained living environment for all residents and guests. The official legally binding version of the regulations is the original Italian document. 

Regulations Summary

🏡 Property Ownership

Each owner is responsible for maintaining their private property while respecting the common areas shared by all residents.

🌿 Common Areas

Common areas, including gardens, walkways, parking areas and the swimming pool, must be used responsibly and kept clean and accessible for everyone.

🏊 Swimming Pool

The swimming pool is a shared facility. Residents and guests are expected to follow the pool rules, respect safety requirements and help keep the area clean.

🔨 Building Maintenance

Any work affecting the external appearance or common parts of the buildings requires prior approval from the condominium administration or the Assembly.

🐕 Pets

Pets are welcome provided they do not create noise, disturbance or damage to common property. Owners remain fully responsible for their animals.

🤝 Respect for Neighbours

Residents and guests should respect quiet hours, avoid unnecessary noise and contribute to maintaining a pleasant community atmosphere.

💶 Shared Expenses

All owners contribute to the maintenance and operation of the condominium according to their ownership shares (millesimi).

🗳 Condominium Assembly

Important decisions regarding maintenance, investments and condominium management are taken collectively during Assembly meetings.
